Park Springs’ Vintage Home Plan (VHP) can help you sell your house.

Brian Thomas

Brian is responsible for introducing the VHP process to prospects and helping them implement it.  He hires real estate agents, appraisers and other professionals as needed.  “I do as much or as little as the Member wants me to do.”

“The idea is to arm us and the Member with information we can use to defend the listing price, defend low-ball offers and defend us from potential reappraisal when the home goes under contract.”

VHP services include obtaining prices for repairs identified during the inspection process and helping the Member decide which to pursue.  For repairs that will be done, Brian even helps negotiate the price.  He gets regular updates from the real estate agent and, in general, holds all professionals to a high level of accountability.

“Our goal is to help new Members identify and pack the items that they are going to use at Park Springs, and not everything else,” says Maricita with a smile.  The process is done with stickers and is part of a package of services that includes packing, moving and unpacking Members’ belongings.

Many Members lack the physical stamina to pack and unpack, and family members are often in another city or too busy to assist.

Park Springs contracts with a moving firm that specializes in assisting seniors in their Atlanta senior homes.   Their care and concern for Members’ possessions is obvious in how they approach each move.

“Members routinely tell me how valuable it was to have help,” says Maricita.  “They say, ‘I had no idea how important it was, but now I understand.’  By the second night they’re completely moved in, with no boxes in sight and everything in the proper drawer and closet.”

Tina says the consensus among the experts is that the market will likely slow down in the first quarter of 2012 and may pick up after that.  “But it continues to be very slow – with 2012 expected to be fairly flat.”  The same holds true in metroAtlanta.

Tina, Relocation Director for Coldwell Banker Atlanta Residential Brokerage, has partnered with Park Springs in a number of ways over the years.  As part of the Vintage Home Program (VHP) team she prepares a market analysis to give Members an understanding of the value of their home.  She helps price the home, offers guidance on improvements and even recommends vendors.

In her presentation she’ll touch briefly on economic forecasts, introduce the audience to tools that help real estate agents get market data and teach them to see a home from the buyer’s perspective.

 

“Unprecedented” Baby Boom Bulge

Newly released census data reemphasizes the unprecedented growth among those age 65 and older.  I was not surprised to read that the South contained the largest number of people 65 and older.  The fact that Georgia was mentioned among states such as Texas and Colorado where the 65 plus population doubled in 5 counties, caught me by surprise.  Such data portends great demand for numerous services in support of an aging population like senior housing in Atlanta and senior apartments in Atlanta, in the future; however, the future is now for many among the 85 plus that grew by 30%.

Why do Foxes have white tails?

In a post last week I made reference to the Oldsmobile slogan: “This is not your father’s retirement community…” Park Springs is the next generation of retirement communities and an innovation in independent senior living in Atlanta.

Another way Members are proving that to be true is the recent publishing of a children’s book written by a Member. The book, “Leela the Fox,” is published by Amazon and as you might have guessed, it’s about why foxes have white tails.

Avis Fox, the author and illustrator, wrote the book for her granddaughter who wanted a story about good foxes and not the sly, sneaky ones you often read about.Leela the Fox is a playful story of a curious and friendly little girl fox who finds herself in a bit of trouble.

When Leela forgets “Mom’s rule #1″ she winds up stranded on a rock in the middle of the big river. With the help of her brothers and friends she is rescued, and in the process, contributes a defining trait to the world of red foxes. Park Springs Partners with DeKalb County Fire Department

FIRE AND RESCUE

Recently Park Springs and the DeKalb County Fire Department joined forces.  Our Atlanta active adult community has reached out to the local fire department in order to provide training to our Members on what to do in the unlikely event of a fire.  DeKalb County Fire Officials jumped at the opportunity to use Park Springs as an offsite training center.

At approximately 9:00am, a fire alarm was initiated in the 1000 building at Park Springs by the management team.  Immediately, all staff jumped into action.  Checkpoints were established on either side of the building with Raymond Previto and Ginger Hansborough taking attendance of all Members living in the 1000 building.  The maintenance and security teams were on the radio discussing where the emergency was initiated.  Within minutes, the DeKalb County Fire Department was on site, and initiated a sweep of the building to ensure all Members were clear of any danger.

Upon completion of the drill, the “All Clear” signal was issued, and all Members returned to their units.  Each member was accounted for by utilization of attendance logs, member away logs, assistance logs, and the buddy system, in order to locate any member not physically accounted for.

This was a great learning experience for all teams involved.  It gave our senior housing in Atlanta practice on how to handle an emergency.  The Fire Department gained valuable knowledge of our campus, systems, and buildings.  Furthermore, through great communication and teamwork, both DeKalb County Fire Department, and Park Springs will adjust our procedures to get even better in our response to such emergencies.

We will utilize our lessons learned for our next drill which will occur in the spring when the weather is a little warmer.  In the future, we will continue to work together to conduct additional drills in order to ensure that all Members, employees, and the fire department will know the absolute best way to handle any emergency.

How to Prepare You Home for Atlanta’s Cold Winter Months

With the winter season quickly approaching, Raymond Previto, environmental services director at Park Springs, an Atlanta area retirement community and Brian Thomas, director of operations management, sat down to answer questions about how those of you with Senior housing in Atlanta properly prepare your home for the cold Winter months ahead.

Q: What are some basic tips homeowners should know during cold winter months?

A: Set your thermostat to 65 degrees to prevent walls and pipes from freezing. It is also important when extremely cold to let a faucet drip to ensure pipes don’t freeze. Also be sure to disconnect any outside hoses on your property. If you haven’t had your furnace inspecting, now is a good time to do so.

Q: How do I ensure my gutters and roof are safe for the winter months?

A: Keep an eye on any obstructions in your gutters and downspouts. By removing leaves, branches and debris, ice dams and standing water are less likely to form, reducing the chance of water build-up and seepage into the house. Make sure the valleys of your roof lines are also clear. Valleys are the most common place where roofs leaks. It is also important to cap or screen your chimney to keep out birds and rodents.

Q: What should I have in an emergency kit in case of a winter storm and power outage?

A: It is important that you have canned goods, bottles of water and blankets handy. Be sure to keep batteries and LED flashlights in a familiar place. Many fires start during power outages because people forget that they lit candles. There is no excuse not to have a flashlight handy. You might also want to think about purchasing a walkie talkie in order to be able to communicate in times of power outages. Be sure to prepare an evacuation plan in event of an emergency.

Q: When inspecting the outside of my home, what should I look for?

A: Check your siding for damages including cracks and or separation. Be sure to seal any damages or contact a repairman to do so. Be sure to check your windows and doors to make sure they are sealed with weather-stripping to prevent heat loss.

Q: What are some key mistakes homeowners make in the winter?

A: Homeowners that use fireplaces, heating blankets, woodstoves etc… often forget to shut them off or fall asleep before doing so. It is important prior to using these items in the winter that you make sure they are in proper condition. While in use they need to be closely monitored.

United States Senator Johnny Isakson came to Park Springs, an Atlanta CCRC, on September 3rd to discuss current topics and challenges facing Atlanta seniors. Some of the topics he touched upon were the economy and senior housing in Atlanta. Although the focus was on pressing issues in Washington that specifically affect those 62 and older, such as health care, Medicare, changes to estate tax law and social security.

The open forum also allowed Sen. Isakson to field questions from Members. No topic was off limits. Sen. Isakson was very detailed and direct with his responses, skirting no issues presented to him by residents of our Atlanta senior living community.

Through speaking engagements and open forums, like the one at Park Springs, Sen. Isakson aims to get more Americans aware and involved of these pressing issues important to Atlanta active adults.
