Opened in 2004, Park Springs™ is metro Atlanta’s newest, most exciting campus-style continuing care retirement community.
Park Springs™ offers independent, assisted living, skilled nursing services and Alzheimer’s/dementia care for those 62 and better in
an active, resort-style setting. Park Springs™ is located on the east side of Stone Mountain Park off Highway 78 and West Park Place
Boulevard on Bermuda Road. The community is surrounded on three sides by the beautiful Stone Mountain Park golf course.

What is a continuing care retirement community?
A:
A continuing care retirement community offers members a
private, independent home, a variety of amenities and services and equally important, wellness and health care services members can
access as they desire and need. These services are available within a residential environment where the emphasis is on maintaining an
independent, active lifestyle. As a continuing care retirement community, Park Springs™ is
licensed and regulated by the Commission of Insurance and Department of Community Health in the state of Georgia.

Park Springs™ is owned by a Georgia Limited Liability Company whose
principal owner is Isakson Barnhart, the developer of the community.

Who manages Park Springs™?
A:
Life Care Services LLC manages Park Springs™. Life Care Services is the
nation’s most experienced manager of senior housing with over 40 years of service and more than 85 communities nationwide. The
combination of local ownership and nationally recognized management is a strong and valuable asset for members.

What types of homes are available?
A:
Our 54-acre community includes 25 Golfview homes, 50 Mountainview
cottages, 167 Parkview Villas, 64 Overlook Villas, and 92 Golfview Villas. The 398 residences are one and two bedroom
homes, offering golf course, lake, park, and mountain views. Others offer views of the lake, park and mountain.

What choices do I have about my residence?
A:
Members are encouraged to bring their own furnishings
and other belongings to their new Park Springs™ home. Park Springs™ offers decorating flexibility and
personalized upgrades will be considered.

What amenities and services are available?
A:
Park Springs™ boasts an elegant club house that offers dining, a
library, computer center and hobby rooms, as well as a separate
fitness center with indoor pool, warm water therapy pool, exercise
room and day lockers. The community also has a lake, walking
paths, garden space and a greenhouse.
Members enjoy on-campus services like banking, convenience
shopping and a beauty/barber shop, not to mention everything from interior and exterior maintenance to security, utilities,
landscaping, bi-weekly housekeeping, annual deep cleaning,
dining and scheduled transportation.
Other services, such as additional meals, handyman services,
laundry or more frequent housekeeping can be arranged on an
“a la carte” basis.

Cobblestone at Park Springs™’ offers assisted living,
Alzheimer’s/dementia care and skilled nursing homecare. Cobblestone includes well appointed suites/private rooms and is
it is complimented by a private dining room for family gatherings, activity rooms, physical/occupational therapy
room, outdoor courtyard and garden. The nursing care accommodations meets and/or exceeds the state of Georgia
licensure requirements. Members also have the availability of home healthcare services.
Park Springs™’ wellness program focuses on preventative health care initiatives for members. It uses Park
Springs™’ fitness center, indoor swimming pool, warm therapy pool and exam rooms available to on-site and
personal medical staff and physicians. Personal trips to doctors’ appointments (beyond the scheduled transportation
provided) are available at a nominal fee.
Q:
How is all this paid for?
A:
Members pay a one-time 90% refundable entrance fee that entitles
them to the exclusive right to live in the residence and provides
access to and complete use of on campus amenities such as the
clubhouse and fitness center.
The entrance fee also assures members access to the on-site health
care center, either on a temporary or permanent basis, and 90
cumulative days in skilled nursing at no additional charge other
than additional meals and ancillary charges.
The entrance fee does not deliver title to the residence. If the member
leaves for any reason, 90% of the entrance fee will be refunded to the
member or to his or her estate upon the reassignment of the residence.

Yes, whether a member chooses a villa, cottage or home, a monthly
maintenance service fee is charged. It covers all amenities and
services listed above, taxes and utilities including electricity, heating and air, water, sewer, trash and pest control.
Q:
How do I qualify for residency at Park Springs™?
A:
In order to be a Park Springs™ member, you must be 62 years of age or
have a spouse at least 62, possess income and resources sufficient to
meet financial requirements and be capable of living in an independent residential setting.

How does the reservation process work?
A:
Once your residence has been selected, 10% of the entrance fee is
required in order to reserve the residence. The balance of the
entrance fee is not due until the residence is available for occupancy.
